Our Mold Inspection Process​

Every mold inspection is performed in accordance with the International Association of Certified Indoor Air Consultants (IAC2) Standards of Practice, ensuring a consistent, thorough, and industry-recognized approach.

1. Initial Assessment & Interview
We start by discussing any concerns, past water damage, leaks, musty odors, or visible signs of mold. This helps us focus on high-risk areas and understand the history of the property.

 

2. Visual Inspection & Moisture Evaluation
We conduct a detailed inspection of the home, including attics, crawlspaces, interiors, and exterior components. We look for signs of water intrusion, staining, humidity issues, and conditions that support mold growth.

3. Air & Surface Sampling (When Needed)
If conditions warrant, we collect air samples and surface samples to evaluate mold spore levels and identify the types of mold present. Samples are sent to a certified laboratory for analysis, providing objective, data-backed results.

 

4. Lab Analysis & Findings
Laboratory results help determine whether mold levels inside the home are elevated compared to normal outdoor conditions. This step adds clarity and removes uncertainty.

 

5. Clear Reporting & Recommendations
You’ll receive a clear summary of our findings, along with practical recommendations for further evaluation, remediation, or prevention. We focus on helping you understand the issue and the next steps—whether you’re a homeowner, buyer, or real estate professional.
